Perspektiva PropTech-a u Srbiji
Ako se uzme u obzir da je građevinska aktivnost u Srbiji izuzetno visoka, a da je IT industrija veoma razvijena, nejasno je zašto u Srbiji postoji samo nekoliko proptech rešenja.
Prema zvaničnim podacima, od početka 2021. do septembra izdate su 20.084 građevinske dozvole, od čega je u septembru 2021. godine izdato 3.455 građevinskih dozvola, što je povećanje od 39,4 odsto u odnosu na isti period prošle godine. Od ukupnog broja dozvola izdatih u septembru, 85,0% dozvola izdato je za građevinske objekte i 15,0% za ostale građevine.
Poskupljenje građevinskog materijala za oko 70 odsto uslovilo je povećanje cena nekretnina za 50 do 100 evra po kvadratu. U odnosu na 2020. godinu, u 2021. su stanovi u pojedinim delovima Beograda i Novog Sada poskupeli za 20 odsto. Samo u septembru izdate su građevinske dozvole za izgradnju 2.991 stana. Ponuda stalno raste i većina stanova se proda u ranoj fazi izgradnje. Ostaje da se vidi koliko će trajati ovako velika potražnja, koja je u stalnom porastu poslednjih 5 godina.
Ako uzmemo u obzir da je ukupan broj stanovnika u Srbiji od 6.899.126 (podaci iz 2020. godine) i stalni trend depopulacije, postavlja se pitanje ko kupuje nekretnine i da li je Srbija postala atraktivno investiciono tržište?
Perspective of PropTech in Serbia
If we take into account that the construction activity in Serbia is extremely high, and that the IT industry is very developed, it is unclear why there are only a few prop tech solutions in Serbia.
According to official data, from the beginning of 2021 to September, 20,084 construction permits were issued, of which 3,455 construction permits were issued in September 2021, which is an increase of 39.4% compared to the same period last year. Of the total number of permits issued in September, 85.0% of permits were issued for buildings and 15.0% for other constructions.
The increase in prices of construction materials by cca 70% caused the increase of property prices by 50 to 100 euros per square meter. Compared to 2020, in 2021 the price of apartments in some parts of Belgrade and Novi Sad increased by 20%. In September only, building permits were issued for the construction of 2,991 apartments. The supply is constantly growing and most apartments are sold at an early stage of construction. It remains to be seen how long such high demand will last, which has been growing steadily for the last 5 years.
If we consider that the total population in Serbia of 6,899,126 (2020) and the constant trend of depopulation, the question arises who buys real estate and whether Serbia has become an attractive investment market?

Po svim parametrima, u Srbiji postoji tržište za proptech rešenja i ovaj trend izgradnje u kombinaciji sa novim okolnostima izazvanim pandemijom COVID-a nameće usvajanje inovacija u svim oblastima poslovanja nekretninama. Povećanje poslovne aktivnosti i sve veća konkurencija zahteva automatizaciju radnih procesa, unapređenje kvaliteta usluga i proizvoda i približavanje kompanija krajnjim korisnicima.
Ukoliko se domaće kompanije ne odluče da investiraju i kreiraju inovativna tehnološka rešenja u industriji nekretnina, takva rešenja će dolaziti od stranih kompanija.
Whether Serbia has become an attractive investment market?
According to all parameters, in Serbia there is a market for proptech solutions and this trend of construction combined with new circumstances caused by the COVID pandemic imposes the adoption of innovations in all areas of real estate business. Increasing business activity and increasing competition requires work processes to be automated, quality of services and products to be improved, and companies to get closer to the end users.
If domestic companies do not invest and create innovative technological solutions in the real estate industry, such solutions will come from foreign companies.
